This session will cover the basics of the ACT and discuss differences between the Illinois Condominium Property Act and the Common Interest Community Association ACT. How has the Palm decision affected associations under CICA? You will learn the difference between the ACT, your declarations, bylaws and rules and regulations and their order of authority.
- Palm Today – It’s Still a Hot Topic
If you learned anything about the Palm decision, it is that many things have changed. Have they? Has your board adopted new procedures regarding meetings, notices, violations and appeals just to name a few? This session will cover some effective ways some associations have found to be in compliance and yet effectively govern.

When should they be amended and how does that process work?

Your owners are no different from any other person. They can lose a job, incur massive medical expense or endure other hardships. Despite the fact that board members have empathy for their neighbors, they have a fiduciary duty to comply with the association’s documents and put in place a collection policy and procedure. This session will describe the recommended steps, the progression from first missed or late payment, and possible outcomes.
